| 摘 要： | 定额模式下，建筑产品价格无法灵敏反映市场供求关系与社会劳动生产率的变化，无法适应市场竞争的需求。以装配式建筑为对象，研究 BIM 设计和装配式建筑工程计价方法之间的信息协同问题。基于均衡价值论阐述了基于 BIM 的工程计价机理；结合装配式建筑构件化特点，提出了基于 BIM 的装配式建筑多层级工程量清单建立设想及清单内容重构方法；在此基础上，设计了应用 BIM 实现装配式建筑动态计价的方法和步骤，并给出了数据采集与处理的相关途径，为实现基于BIM 的装配式建筑计价提供参考。

| Abstract: | Under the quota mode， the price of construction products can not sensitively reflect the dynamics of market supply anddemand, and social labor productivity， and therefore can not meet the needs of market competition. To solve the above-mentionedproblems， this paper takes prefabricated building as research object to study the information synergy between BIM and pricingmethod of prefabricated buildings. First， the pricing mechanism based on BIM is elaborated on the basis of balanced value theory.Then， combined with the characteristics of component-based prefabricated building， the BIM-based concept for establishingmulti-level bills of quantities for prefabricated building and the method for reconstructing the contents of the bill are put forward.Finally， on this basis， the method and procedure of applying BIM to realize dynamic valuation for prefabricated building aredesigned， and the approaches of data acquisition and processing are given， which can provide reference for realizing prefabricatedbuilding valuation based on BIM. |
