In Turkey, achievement of acceptable levels of quality in the construction sector has long been a problem. Great expenditures of time, money, and resources are wasted each year due to inefficient or nonexistent quality levels prevailing in the industry. The situation is even worse in the case of mass housing projects addressing to low and middle income groups. It is the purpose of this paper to identify the type of deviations resulting in rework in mass housing projects, since construction firms can only increase their profit margins by paying more attention to the deviation types. More importantly, firms can improve their images in the sector and thus, can take new projects. To achieve the objective mentioned above, data have been derived from 400 cases by means of a questionnaire containing 108 questions, and results of this survey were evaluated by several statistical techniques. It is concluded that households are not completely satisfied from the quality of products and/or services delivered within their housing units. In future studies, the causes and costs of the rework should be researched for better understanding the results together with the remedial measures being implemented.  相似文献

This paper presents exploratory research work in facility layout design of a manufactured housing production plant. Manufactured homes are built in a factory on an assembly line that consists of activity stations, subactivity stations, feeder stations, and storage areas. This research developed systematic process steps for the layout design of manufactured housing production plants with a qualitative approach. The qualitative approach takes into account space requirements and proximity parameters. For this purpose, the tools and techniques available in industrial and manufacturing engineering were investigated. Data related to the space and proximity requirements in the two case study production plants were collected, and alternative layouts were developed. These layouts were analyzed to suggest the best possible layout. Finally, layout design steps for the qualitative analysis of the facility design were presented in the form of a process flowchart.  相似文献

This paper examines the stagnation of the Dutch housing production in the late 1990s and identifies possibilities for raising production in the near future. Dutch housing production is placed in a theoretical and historical context. Special attention is devoted to the relationship between housing production, price developments, the economic cycle and urbanization policy. These form the basis for an explanation of the stagnation of Dutch housing production. In addition, it identifies a number of obstructive and disruptive influences in play. Because these are partly steered by government policy, the government needs to re-think its role in the housing (construction) market.  相似文献

With 84 per cent of the Singapore resident population housed in public housing, the ultimate dream for many is to move into private housing, which is generally considered to offer better quality and more exclusive living. This article is concerned with the enabling factors of affordability in housing mobility. It examines the Singapore public housing homeowners' affordability of private housing, suggesting a measure of that affordability. The survey findings indicate that only a small percentage of public homeowners can afford to move to median-priced private apartments. The number is even smaller for the relatively more expensive landed housing with own garden. On a theoretical level, the study demonstrates that the use of multiple methods to measure housing affordability is beneficial as more affordability determinants are included in the measurement.  相似文献

The present study examines the extent that national housing policy and demographic and human capital factors affect the odds of homeownership and quality of housing. A cost/benefit theoretical conceptualization with a sample of 19 000 Russian immigrants who arrived in Israel in 1989-90 was used to examine how the benefits of homeownership (location, size and pricing) 'stood against' a set of costs (commuting time required, housing age and size). A set of demographic and human capital factors were employed to control for socio-economic effects such as age, gender, family size, labour force participation and occupational status. The benefits of homeownership for immigrants in Israel also proved to involve some costs: migrating to smaller localities and commuting to metropolitan areas where occupational opportunities are higher. The findings suggest that while homeownership is widespread, it imposes a burden on new immigrants as well. This implies that social policy with regard to housing, especially low-priced housing, should consider the possibility of expanding public and market services in an appropriate way that will increase social inclusion and lessen the likelihood of structural segregation.  相似文献

在定向钻井设计和施工中,需要根据造斜率来选择和设计钻具组合。对于弯壳体导向钻具来说,钻具的结构参数是影响造斜率的主要因素。几何法可以比较直观地反映出这些结构参数与造斜率之间的关系,突出了关键因素对工具造斜率的影响,计算方法简单,计算精度可满足工程要求,是设计弯壳体导向钻具的一种有效方法。在保持精确几何关系的条件下,简化了几何造斜率的计算方法,所有计算公式都未做近似处理,是几何法的精确解。最后,根据不同的设计要求,提出了设计导向钻具的枚举法和迭代法,并给出了各种条件下的设计示例。  相似文献
