城市规划体系对房地产价格的作用机制研究

摘    要:在综述国内外关于城市规划对房地产价格影响的相关研究进展基础上,分析和总结了目前我国城市规划综合体系中战略性规划、实施性规划和规划管理三个基本层面对房地产价格的作用机制,并据此提出,城市政府利用这种作用机制实现在房地产领域对城市经济、社会与环境等均衡发展的一些调控.

Abstract:Based on the review of progress of research on the influence of urban planning on the price of real estate both at home and abroad, the author analyzes and summarizes the mechanism of the effect of the urban planning system on the price of real estate from three basic levels as strategy planning, implementation planning and planning administration and suggests that the local government should make use of this mechanism to carry out the guidance on the balanced development of urban economy, society and environment in real estate realm.
