摘    要:运用数学规划法解决房地产开发投资中的产品组合决策问题具有非常重要的实践意义,但现有的传统规划决策模型在设计中只单一地把收益最大化作为目标函数,并未充分结合市场的实际需求及考虑产品的销售情况,导致投资的产品组合未必能获得最优的投资收益。基于动态分析的房地产投资产品组合决策模型在传统模型的基础上考虑了投资资金的时间价值和市场消化产品的时间要求,从而解决了无法获得最优解的问题。动态分析投资组合决策模型在实践应用中也可以通过非线性规划软件lingo 进行求解。

Abstract:Using mathematical programming method to solve the problem of real estate investment portfolio decision is practically significant. The existing traditional programming model only targets on maximize the return,which has not considered about the actual needs of the market and product sales,finally the investment portfolio may not be able to get the best return on the investment. Based on dynamic analysis of real estate investment portfolio decision model is better than the traditional model because it takes into the time value of funds and sales period of market products to solve the problem of the optimal solution,the dynamic analysis of real estate investment portfolio decision model also can be solved by non-linear programming software lingo in practical application.
