| 摘 要： | 采用DEA分析模型，综合考虑多种影响房价的因素，并从“住宅市场-住宅价格”和“宏观经济-住宅市场-住宅价格”两个层面进行分析，论证了在现有宏观经济、房地产市场条件下，江苏省住宅价格及其增幅基本合理。

| Abstract: | By DEA analyzing mode,it makes an integrated consideration on kinds of factors which affect the residential price. It also analyzes two sides including residential market-residential price and macro economy-residential market-residential price, diseusses the residential price and its increasing value is basically rational under the conditions of macro economic and real estate market. |
