论我国住房抵押贷款证券化

摘    要:住房抵押贷款证券化(MBS)既是房地产金融创新的结果,也是房地产创新的动力。论述了近年来我国个人住房贷款抵押业务取得的快速发展和成绩,提出了正确引入和发展住房抵押贷款证券化的可行性;并就扩大住房金融一级市场,努力开发住房金融二级市场,建立起以直接融资为主、间接融资为辅的现代住宅金融体系问题提出了建议。

Abstract:Mortgage-backed securitization(MBS) is the result of financial innovation and the motivation of innovation in real estate.Recently the individual home loans mortgage develops rapidly.So mortgage-backed securitization should be properly apply and develop,involving enlarging the primary market of housing finance,developing the second market of housing finance,and establishing a modern housing financial system with direct financing as a main and indirect financing as a supplement.
