房地经济的市场导向与绿色节能建筑

摘    要:自1998年我国实行住房制度改革以来,居民住房需求得到充分释放,推动了房地产市场的超常规发展.然而,在房地产市场快速发展的同时,土地开发与建筑能耗的急剧增加也给我国土地能源储备造成了巨大压力,对我国房地产业的未来发展提出了更加严峻的考验.本文从住房面积的增加引起土地开发加快、建筑能耗线性增长和单位住房面积能耗增加导致建筑能耗指数增长的角度进行剖析,提出了大力推广绿色节能建筑等政策建议.

Abstract:Housing demand has been released sufficiently in China since housing system reform was implemented in1998, which has promoted the real estate market to develop with excessive speed. The real estate market still develops rapidly, whereas the sharp increase of land exploitation and energy cost of buildings brings about huge pressure into land and energy sources reserve, which will test flintily the development of real estate industry in China in the future. This paper analyzes that housing area increase makes land exploitation and energy cost of buildings go up linearly and energy cost increase of housing area per unit causes energy cost of buildings to mount up exponentially, and puts forward some policy advice including popularizing green energy-saving buildings energetically.
