新市民租房需求影响因素研究

在分析新市民租房存在的问题的基础上,构建新市民租房需求影响因素模型,对新市民进行实地调研,运用方差分析初步判断可能会影响新市民租房需求的因素,进而采用广义定序Logit回归分析,探讨各个关键影响因素对新市民租房需求的影响。结果表明,所租房屋的周边娱乐和餐饮设施、所租房屋所处位置的交通便利性、房屋租金、传统购房安家思想观念、户主收取租金的方式、购房补贴和购房落户政策7个变量会影响新市民的租房需求。基于上述结论,提出满足新市民租房需求的相关对策和建议。

Research on the Influencing Factors of Demand for Rental Housing of New Citizen

On the basis of analyzing the existing problems of new citizens renting dwellings,this paper constructs the model of influencing factors of rental demand of new citizens,conducts a field survey and uses variance analysis to determine the factors that affect the demand of new citizens to rent dwellings,and then uses multiple regression analysis to explore the influence of each key on the demand for rental housing of new citizens.The results show that 7 factors,including the surrounding entertainment and catering facilities of the rented dwelling,the convenient transportation,the rent,the traditional idea of buying a dwelling,the way the householder collects the rent,the subsidy for the purchase of the dwelling and the policy of purchasing the dwelling,have a significant impact on the demand of new citizens for renting.Based on the above conclusions,puts forward relevant countermeasures and suggestions to meet the rental needs of new citizens.
