| 摘 要： | 针对商品住宅的的物业和住宅建筑的使用提出自己的观点，商品住宅使用性能的好坏不但与住宅建设的质量有关，也与住户的使用和管理有着密切的关系，从住宅楼装修及住宅使用两方面进行了论述。提出对今后的物业管理和住宅的正常使用要规范化、系统化。

| Abstract: | In view of housing management of commercial residential buildings and usage of dwelling structure, the author puts forward himself opinions. Good and bad using properties of commercial residential buildings are related to not only quality of residence construction but also usage and management of users. The paper discusses experience of housing management in two aspects of decoration and usage of residential building. |
