广州新城区大型居住板块发展研究

摘    要:经过近20年的发展,我国的房地产业经历了从单独的楼宇开发到小区开发,再到大规模住区开发三个主要发展阶段.近年来,连片开发的大规模楼盘不断涌现,房地产商更号称现在房地产业进入了"大盘时代".该文试图以广州市番禺区华南板块为例,分析"大盘现象"的主要存在问题,并参照香港新市镇开发的经验,以探讨改善这些问题的方法和出路.

Abstract:In the past near 20-year development, the real estate industry in China experienced three main development stages, from single building development to residential area development, and further to large-scale residential real estate development. Recently, cross-section large-scale real estate projects rush continuously. The land agents allege that the era of "jumbo real estate project" is coming. This paper is taking South China block in Panyu district of Guangzhou as sample in analyzing the main issues out of "jumbo real estate project" and also referring to the experience with regard to the development of New Towns in Hong Kong. Finally, this paper will discuss the solution and approach of improving the said issues.
