Construction projects continue to suffer delays. Things go wrong and the project's completion date gets pushed back, with someone to be blamed for it. In practice, attempts are made to identify the causes of delays and schedules are modified to incorporate revised duration and new project time. The analysis itself is usually complex and can be aided by a computerized approach. This paper discusses different delay analysis techniques that are currently used by practitioners in the construction industry. It also discusses a proposed new delay analysis technique called the Isolated Delay Type (IDT). These techniques were tested against a case example and their strengths and weaknesses highlighted. The new technique can be used as a standalone module for delay analysis or could be incorporated within a computer system for construction delay analysis and claims preparation called Computerized Delay Claims Analysis (CDCA) that integrates different software including an expert system and management software such as scheduling and a database or spreadsheet. 相似文献

Resource allocation is one of the most important issues of construction management. Two problems of resource allocation are of concern: resource levelling and resource scheduling. Traditionally, the resource scheduling problem is solved using either heuristic methods or optimization techniques. When heuristic methods are used, resource scheduling is treated as a subsequent problem for the CPM analysis. In this paper, the resource scheduling problem is handled using simulation, where logic dependence and resource availability limits are considered simultaneously during the time scheduling process. Simulation is applied to the resource scheduling problem at the project level. A simulation system called SIRBUS is used to schedule construction projects under resource constraints. Constant resource demand of activities is assumed, and the activity once started cannot be interrupted. Six example projects previously solved by different heuristic methods are re-solved using simulation. The results are compared with the latest heuristic models: current float technique and ranked positional weight method. In addition to the advantage that resource availability is considered during time scheduling as a starting point, which is an apparent feature of simulation, SIRBUS gives good results compared with existing heuristic methods. 相似文献

It is well understood that an individual's competency has a significant effect on his/her performance. While the more traditional “hard” technical skills of project managers have drawn much attention, little light has been shed on the “soft” skills, especially social competencies in the construction context. This study has adopted a well-established competency model from human resource management theories as a basis for the theoretical framework to examine the social competencies of construction project managers. This led to the development of a model via the use of a structural equation modelling approach. Four dimensions of social competencies for construction project managers were identified, i.e. working with others, stakeholder management, leading others, and social awareness. Attention to these attributes will help construction project managers to develop their social competencies, and could contribute towards a better performance in their workplace which will in turn improve the performance of the whole organisation.
