Once a building is physically complete, designers and builders move on to the next project. Few of them stay around to learn from what they have done and pass on their insights to the occupants. 'Soft Landings' aims to extend the scope of service so that feedback and follow-through can become natural parts of the delivery of a project. It increases designer and constructor involvement before and after handover, and points the 'supply side' to more involvement with users and a careful assessment of building performance in use. The objective is more certainty in delivering buildings that achieve a close match between the expectations of clients and users and the predictions of the design team. A Soft Landings team (designer and builder) is resident on site during the move-in period in order to deal with emerging issues more effectively. It then monitors building use and energy performance for the first three years of occupation: identifying opportunities both for fine-tuning the building and for future projects. This process also creates a coordinated route to post-occupancy evaluation. The cost of the extra work is relatively small and can be balanced against gains from the learning process, less rework and better client references. Soft Landings does not require wide-scale revision of industry-standard documentation: a licensed Scope of Service document set can stand alongside most existing procurement processes.  相似文献

Over forty years ago, the Royal Institute of British Architects (RIBA) published its Plan of Work for Design Team Operation (1963), which included Stage M - Feedback. In spite of this, designers, builders and sometimes even procuring clients do not engage closely with the performance of the buildings they have created. Hence, low-level, chronic problems tend to persist, innovations miss their targets, and true successes may be overlooked - even in some of the best buildings, as the Probe series of post-occupancy surveys revealed. This paper discusses how feedback, follow through from design and construction into occupancy, and post-occupancy evaluation could become a natural part of project delivery, and how this could improve the quality and sustainability of our buildings. It describes progress made since the Probe series of post-occupancy ended in encouraging the use of feedback, including a portfolio of established techniques, development of the Soft Landings technique, and setting up a charity to promote and support feedback. The results of tests with a user group are also discussed.  相似文献

Consulting engineering companies strive for more innovation and flexibility as a response to the contradictory demands from the organization and an unpredictable business environment. In doing so, knowledge management strategies, project organization and the redesigning of office spaces are employed. A five-year longitudinal set of ethnographic studies uses multidisciplinary perspectives to examine organizational change and development in a consulting engineering firm. The analytic approach encompasses three dimensions: the development of the firm itself, the way in which it organizes its projects and the spatial/community dimension. This enables an understanding of the multiple, often contrasting, organizing dynamics in the organization as well as diverse interests and groups found within this type of organization. It finds that it is not only the clients of the company who rule in a 'project tyranny', but also other organizing dynamics that in contrast 'perforate' the projects and maintain professional communities. The 'tyranny' of projects affects the allocation of resources and the scheduling of work can constrain organizational and other innovations. An attempt to create a new organizational grouping in the studied engineering consultancy to 'perforate' the project-based structure and improve internal interactions within the organization reveals that although spatial integration is obtained, too few resources are allocated to support the change. The implications for other consulting engineering organizations are the need for multiple organizing principles and management to bridge contradictory and competing concerns for skill development, resource alignment and innovation efforts; and a need to focus on soft management practices such as mediation, brokering and coaching.  相似文献

ABSTRACT

The prevalence of mechanical climatization in office buildings, alongside the dictate to conserve energy, has misguidedly promoted the construction of buildings with non-operable windows. Research shows that such buildings are detrimental to their occupants’ wellbeing and productivity, sometimes causing them to feel overcooled or overheated. This post-occupancy evaluation illustrates such problems through the case study of a courthouse building in a hot arid environment. A strong association is shown between occupant satisfaction, building ventilation and sense of wellbeing at work. A positive correlation was found between satisfaction with personal control, and overall satisfaction survey results show that workers express a willingness to compromise future salary rises in order to receive operable windows. Key lessons for architects are discussed.  相似文献
