Residential land supply is considered a powerful tool for intervening in the housing market in China. There has been continuous debate on the correlation between residential land supply and housing prices. Based on 35 Chinese prefecture-level cities' panel data from 2009 to 2016, this study investigates the spatio-temporal characteristics of residential land supply and housing prices, and explores their relationship applying Generalized Moment Models(GMM). The results show that(1) there is an overall downward trend in residential land supply and a significant rise in housing prices in most Chinese mega cities from 2009 to 2016, and the extent varies in four economic-geographical regions;(2) the decrease in the quantity of residential land supply contributes to the rise in housing prices to some degree, but there is no significant correlation between the land supply structure and housing prices. With the integration of socio-economic factors, the quantitative results validate the previous theoretical models of the casual correlation between residential land supply and housing prices. It further depicts the constraint of insufficient residential land supply in Chinese mega cities and claims it to be a contributor of rising housing prices. The paper concludes with implications for housing strategies and future studies. 相似文献

The deconcentration of urban population is a widespread phenomenon in Western societies. Whatever the reasons for residential deconcentration, an inevitable consequence is that an increasing number of people will choose to reside on the outskirts of urban regions. In this paper, the relationship between residential preferences and housing choices is examined using questionnaire data from 1,137 residents of the Turku urban region. This study examines how congruent their stated and revealed residential preferences are in the urban region and to what extent residential preferences affect residential mobility within the urban region. The results show that the stated residential preferences of the respondents correspond closely with their housing choices but the relation of residential preferences to changing population distribution is not straightforward. Although preference for low-density housing is the most important factor describing population decentralisation, the population flow towards the central city is predominantly determined by demographic factors. The results emphasise the latent nature of residential preferences, as the preferred residential environment does not necessarily correspond with the chosen housing. The results stress the importance of gaining thorough knowledge of the subjective values given to housing in order to understand what aspects of housing are important for people and what kind of influence residential preferences actually have on housing choices. 相似文献

针对目前住宅小区经常出现漏水事故而没有成熟的方法找到其根源的问题,基于贝叶斯网络理论对住宅防水问题进行了研究。经过分析漏水事故的发生机理,结合相关领域专家的施工经验,确定主要的致险因素。在此基础上建立住宅防水风险贝叶斯网络结构,通过贝叶斯网络正向推理和反向推理,分别得出住宅漏水的概率和各个根节点的后验概率,经过排序得到关键致险因素。结合故障树理论,将各个底事件的重要度排序与贝叶斯网络得出的关键致险因素取交集,得到最终的关键致险因素。应用该方法可以对住宅漏水的问题进行有效的施工控制,指导性强。 相似文献

The main research purpose of this paper is to acquire a series of designed concept of “affordable housing” in key geographical areas of East China through the development of innovative, economical, flexible, reproducible and affordable residential houses using intensive steel solutions. Toward this goal, both the residential housing conditions and the development of steel residential building in China are widely investigated. Affordable housing in China is then, based on the investigation, defined as green humanized multi-storey housing comprised of medium-small type dwellings whose construction cost is not much higher than that of traditional reinforced concrete buildings and the maintenance cost is low. Taking this definition as a guiding ideology, detailed architectural and structural design of a steel affordable housing model in terms of a collective housing form with repeatable living units has been carried out. Comparisons of project cost and energy consumption between the designed steel residential housing and the corresponding reinforced concrete building show that the former is not more expensive and consumes less energy than the latter. 相似文献

以广州市“都会区”为例,基于2016~2019年住宅小区均价及POI数据,综合运用kriging插值、GWR模型对广州市住宅价格空间分布结构及其影响因素进行研究。研究结果表明:2016~2019年广州市住宅价格整体呈上升趋势,沿珠江水系发展的双核、多次中心、组团式的空间结构已基本成型;高速/快速路口、三甲医院、省一级小学对住宅价格的回归系数在中心城区与近郊区域间呈明显的正负差异,绿化率、地铁、房龄等单向影响因素回归系数强弱渐变;房龄、CBD、省一级小学、三甲医院、绿化率、休闲配套对中心城区住宅价格影响较大,而近郊区域主要受地铁、高速/快速路口的影响;较全局OLS模型,GWR模型的拟合优度大幅提高19.9%,能够更加精确地研究住宅价格影响因素的空间异质性。 相似文献
