This is a study of housing supply in three urban areas in Ghana: Accra the capital city, Kumasi, the most important provincial city, and Berekum, a small town. The sample of over 1600 households is divided into renters, recent owners, and longer established owners. The last group is divided into those who have and those who have not extended their home in the previous 6 years. The data provides an insight into who is supplying houses (and extensions), what sort of housing they are building, their reasons for building and the problems encountered in achieving ownership. The study shows that house ownership is available to much lower income households than expected, especially when traditional compounds are built; that owners are relatively old, have large households and occupy considerably more rooms than renters, and build houses larger than they need and let the remainder to tenants or relatives. There is a great need for housing finance because land is currently inappropriate for collateral against a building loan. Research is needed to develop a means by which land could be used as collateral for a loan without unravelling the customary non-marketability of land. 相似文献

In recent years, extreme weather events potentially caused by climate change have led to several nuclear power plants being shut down for varying periods, and such unplanned outages will become more frequent in the future. Nuclear plants are already finding it difficult to compete in electricity markets due to the availability of cheaper alternatives. We quantitatively assess the additional impact of such extreme weather events on the finances of plant owners using Western Europe as a case study and draw some policy implications for existing owners and those considering new nuclear plants. 相似文献

Part of the political argument in favour of the right to buy (RTB) was that it would stimulate the economy by encouraging the inter-regional mobility of those in public sector housing. This is the first study to examine whether RTB-owners are indeed more mobile than those in social housing. Using longitudinal data from the British household panel survey and panel regression models we show that the probability of a RTB-owner making a long distance move falls between that of social renters and owner occupiers. However, the difference between RTB-owners and homeowners or social renters is not significant. Social renters are significantly less likely to move over long distances than traditional owners. The results also suggest that RTB-owners are less likely than traditional owners to move for job related reasons, but more likely than social renters. 相似文献

既有多层住宅加装电梯给居民生活带来很大的便利,同时中国存在大量老旧小区,加装电梯俨然已成为社会热点问题,并且政府大力支持这项惠民工程,事实上却推进较慢,困难重重。为弄清楚加装电梯推进困难的具体实施障碍,结合当前加装电梯的发展现状,设计调查问卷,并在石家庄市地区范围内展开了调查。调查结果表明:加装意愿难统一、实际建造成本高于业主期望和组织层面缺乏牵头人是目前加装电梯工作推进的主要障碍因素。在未来的实践中,高层业主对低层业主进行适当补偿、政府加大补贴力度、引导牵头人间建立有效的联系等措施将有助于加装电梯工作的推进。 相似文献

结合滨河路老路改造工程,应用数值仿真,引进了奇异单元模拟裂缝尖端的应力应变场,建立了土工格栅治理新老路路面拼接的计算模型,对行车荷载偏载作用下老路拼接工程中土工格栅的阻裂作用进行分析。结果表明:老路拼接裂缝为张拉型,应力强度因子KI远大于KII,拼接位置主要发生弯拉破坏;新老路不均匀沉降作用下,铺设土工格栅应力强度因子小于未铺设土工格栅应力强度因子,土工格栅阻止裂缝的扩展,对路面裂缝有阻裂作用;在新老路路面拼接处,半刚性基层开裂先于面层,土工格栅铺设位置越靠上,越有利于发挥土工格栅的抗拉效果,建议在路面基层顶面铺设土工格栅。 相似文献

This article analyses the development of socio‐economic differences in housing tenure in Finland between 1971 and 1985. The home‐ownership rate of fanners and entrepreneurs was clearly higher than that of wage earners. In employee groups theliome‐ownership rate was low in the early 1970s but increased rapidly. Much of the change was due to the declining proportion of employees renting employer‐provided dwellings. Among workers the proportion of renters decreased less than in the other groups. The worker home‐owners differ from the employee home‐owners in the respect that they are more often house‐owners than condominium‐owners. Only the “lowest” social groups remained overrepresented in renting. This development can be interpreted as increasing segregation of renting. The home‐ownership rate followed the social hierarchy more clearly at the end than at the beginning of the period. 相似文献
