从老年人需求和开发商盈利能力两方面入手,建立包括居住方式、社区环境和宜居老人类型三类指标的养老社区评价体系,从养老选址、与子女的居住方式、养老成本、医疗条件、养老服务供给、适老化设计、社区居住人群年龄段以及老年人自理能力八个方面对我国现有养老社区进行比较分析,认为混合养老社区相对最优,并针对其缺陷加以改进,构建多代分居养老社区模式。  相似文献

由于我国人口老龄化形势严峻,传统的养老模式已经受到挑战,养老社区作为结合了家庭养老与社区养老的新型养老模式开始逐渐崭露头角。但目前我国对养老社区项目社会效益评价的指标体系和方法还不成熟,企业往往对养老项目进行财务评价和国民经济评价却忽略了对项目进行社会效益评价,这使得无法充分认识养老社区项目的价值。针对养老社区项目社会效益显著的特点,构建一套能够合理衡量养老社区项目社会效益的指标体系,结合养老社区社会效益评价指标体系和评价模型,以具体的养老社区项目为例,运用模糊综合评价法进行了社会效益综合评价。  相似文献

作为符合我国现实国情而又存在巨大市场需求的新型产业,养老社区的发展面临诸多难题。采用BOT模式建设养老社区项目,既可以解决土地难题,缓解资金压力,同时又能够促进养老服务业的发展,然而不合理的特许期设定将会导致政府补贴负担过重或者投资者无法达到预期的收益水平,进而导致项目失败。基于此,文章拟从政府的视角,分析养老社区BOT项目运作流程及特许期决策的影响因素,基于利益相关者风险分担的原则构建特许期决策数理模型。结合济南市日月潭养老社区项目的案例数据,运用水晶球软件(Crystal Ball)和蒙特卡罗模拟方法对所构建模型进行模拟验证,结果表明:运用该模型测算特许期,结果客观合理,可操作性强,能够为养老社区BOT项目特许期的确定提供决策参考。  相似文献

为了增强公租房项目在选址过程中的合理性和科学性,降低选址不当产生的不良后果,针对公租房项目的选址问题,进行了理论方法和技术操作层面的研究。通过对影响公租房项目选址因素的分析,构建用地筛选指标体系和用地优选评价体系,运用模糊层次分析法和熵权理想点法得出了公租房项目的综合选址决策模型,并结合一个算例阐述该模型在实际应用过程中的具体操作方式。通过该模型的应用可以为决策者提供一个合理、科学的决策结果。  相似文献

为促进社区养老PPP项目的发展,采用文献研究法和专家访谈法识别出影响社区养老PPP项目发展的16个因素,并通过DEMATEL-ISM方法对16个影响因素属性进行分析,得出社区养老PPP项目影响因素的原因结果图,并建立影响因素的多级递阶结构模型。综合分析结果表明:影响社区养老PPP项目发展的因素可以被划分为三个层次,其中法律法规是最关键的根本因素,财政投入及优惠政策是最重要的间接因素,项目质量是最主要的直接因素。  相似文献

Implementation of the National Health Insurance scheme in Taiwan since 1995 has intensified competition in the local medical sector. Given elevated living standards island wide, Taiwanese residents have become more health conscious and attach increasing importance to quality healthcare, explaining the heightened consumer demand in the quality and scope of medical services. Additionally, the medical service sector has improved its organizational structure and encouraged hospitals to establish management practices that would increase their competitiveness. In such an intensely competitive environment, selecting the optimal location of hospitals to be established is of priority concern. Therefore, this work presents an analytic hierarchy process (AHP)-based evaluation model. Sensitivity analysis is performed in detail by varying the objective factor decision weight, the priority weight of subjective factors and the gain factors. Adopted herein is the renowned diamond model introduced in Porter's The Competitive Advantage of Nations (1990) that influences how competitive advantages, especially with respect to developing and evaluating the objectives of optimal location selection, are related in order to devise a standardized operational procedure. Besides a literature review and interviews with experts, this study also adopts the modified Delphi method, the AHP and the sensitivity analysis to develop an evaluation method for selecting the optimal location of a regional hospital in Taiwan to determine its effectiveness. The proposed evaluation criterion provides a valuable reference for hospital administrators and academics in establishing a standardized means of selecting the optimal location for new medical care facilities.  相似文献

以住宅区位的内涵为基础,结合目前国内外学者的研究,分析了当前房地产住宅项目的选址问题领域内研究的不足及空白。选取了房地产住宅项目选址模型的指标体系,结合指标具有均衡性期望的多指标决策方法,构建了基于均衡性期望的住宅项目选址模型,即综合考虑各方案的综合评价值和均衡性条件确定住宅项目区位。并举例说明模型的应用,证明了均衡性期望条件对决策的影响及其适用性,对房地产开发商决策准确性和合理性的提高具有借鉴意义。  相似文献

在装配式建筑的发展过程中,区域性生产基地的布局选址是装配式产业发展的关键部分,不当选址会导致预制构件运输成本过高且局部发展不平衡等问题。通过研究相关选址文献,选择重心法并对其进行一些改进,一方面基于预制构件运输过程状况对重心法算法系数修正及调整,使得模型更加符合实际要求;另一方面结合聚类算法和模糊综合评价法,使模型满足多个基地布局选址要求。通过案例实证表明,改进的重心法模型既能实现多基地布局选址的要求,又能为装配式生产基地布局选址的相关决策提供一定的参考。  相似文献

随着我国老龄化的日趋严峻,以及家庭规模日益小型化,子女难以独立完成照顾父母的家庭重任,社区养老的重要性开始突显。通过对日本社区嵌入型养老机构的利用老人进行问卷调研,解析影响老人选择社区嵌入型养老机构的相关因素,提出合理规划社区嵌入型养老机构的规划策略。结果显示老人在选择社区嵌入型养老机构时,重视离自己及子女居住地近的要素,并在实际利用时,呈现相同的趋势;城市化水平不同的城市,其老人在选择利用机构时,选择理由呈现出差异性。当前,我国正处于快速老龄化的发展进程之中,国家高度重视并积极鼓励“在地安养”,探讨日本社区嵌入型养老机构的规划策略,从中汲取经验,对完善中国社区养老机构的规划建设和社区养老服务模式的构建有重要的参考和借鉴意义。  相似文献

Tower cranes are major construction equipment that is highly demanded in construction projects. The planning process for tower cranes utilization starts in early stages of the construction projects. Poor selection could incur extra costs on the construction projects or cause delays in project duration. The planning procedures for tower cranes include selection, allocation and operation. This paper presents a framework for the selection of tower cranes types and locations at construction sites. The framework considers three main models: 1) decision making model to select the tower crane type, 2) optimization model for the selection of the ideal number and location of tower cranes, and 3) 4D simulation model to simulate tower crane operations. Several clash detection scenarios are presented to assure the safety operation of the tower crane group. A case study is shown herein to demonstrate the capabilities of the developed framework.  相似文献

Contractor selection is one of the main activities of clients. Without a proper and accurate method for selecting the most appropriate contractor, the performance of the project will be affected. The multi‐criteria decision‐making (MCDM) is suggested to be a viable method for contractor selection. The analytic hierarchy process (AHP) has been used as a tool for MCDM. However, AHP can only be employed in hierarchical decision models. For complicated decision problems, the analytic network process (ANP) is highly recommended since ANP allows interdependent influences specified in the model. An example is demonstrated to illustrate how this method is conducted, including the formation of supermatrix and the limit matrix.  相似文献

针对TBM选型单指标决策的局限性和主观臆断的缺陷,引入功效系数法,实现影响TBM选型多个指标的综合决策和定量化。选取地质适应性、线网适应性、施工进度、设备造价、支护费用、洞室稳定性6个具有代表性评价指标,采用Delphi法确定各指标的权重系数,建立TBM选型功效系数法模型。运用所建模型对重庆市地铁6#线一期工程礼嘉站—平场站和平场站—黄茅坪站区间的TBM选型(开敞式TBM、单护盾式TBM、双护盾式TBM、复合式TBM)。研究结果表明:运用功效系数法进行TBM选型,实现了多指标的定量化决策,简单,准确,具有良好的工程应用价值。  相似文献

Underground mining method selection is one of the most important decisions that mining engineers have to make. Choosing a suitable underground mining method to extract a mineral deposit is very important in terms of economics, safety and productivity of mining operations. In real life, underground mining method selection is one of the multiple attribute decision making (MADM) problems and decision makers have always some difficulties in making the right decision in the multiple criteria environment. Analytic hierarchy process (AHP) and Yager’s methods are the MADM tools and can be used for selection of the best underground mining method by considering the problem criteria. In this study, a computer program (UMMS) based on the AHP and the Yager’s method was developed to analyze the underground mining method selection problems and produce the best underground mining method swiftly for different deposit shapes and ore bodies.  相似文献

This paper presents a multi-criteria decision analysis for environmental risk assessment (ERA) with regard to avoiding and eliminating damages and loss under natural disasters in international airport projects. It starts from an assumption that the strategy of eliminating damages and losses under natural disasters is related to the location selection problem, and it is necessary to use the multi-criteria decision analysis for calculated decision-making support. The paper uses the analytic network process (ANP) to demonstrate one of its utility modes in decision-making support to location selection problems, which aims at an evaluation of different projects from different locations. A set of generic criteria for risk assessment at international projects was put forward to support ANP modelling, and it was due to the consideration of social, technical, economic, environmental and political (STEEP) criteria related to the built, social and natural (BSN) trinity environment of international airport projects. At the end, an experimental case study on three international hub airports in China is given to test the ANP model called ERA.Airport, and it is concluded that ANP can be effectively used for risk assessment in the specific utility mode. The ERA.Airport is a generic multi-criteria decision-making model and can be used across the world for accurate environmental risk assessment for international airports.  相似文献
