当前中国的征地补偿制度在实施中存在许多问题,如征地补偿标准偏低、同地不同价等,从而使耕地资源锐减,农民的利益得不到有效的保护。本文根据农用地分等定级估价成果,结合阳江市江城区实际,具体实践了利用定级估价成果测算征地区片综合地价的思路,同时提出在区片综合地价基础上结合分等成果进行征地的思路,对进行合理征地具有一定的指导意义。  相似文献

随着我国经济的高速发展,越来越多的农用地被征收和征用为建设用地,因此征地的补偿对广大农民来说就显得至关重要。虽然国家已经取消了征地补偿的最高标准,并逐步推广了同地同价的征地区片综合地价,但和市场价格相比,还有很大的差距。本文通过理论与实证研究建立征地区片单元的单元分值与样点地价的关系模型,测算不同级别的区片价格,与现行标准的征地区片价进行比较,验证了目前的征地区片价是扭曲的,并提出了相应的建议。  相似文献

叠加法是《农用地估价规程》中重点推荐的征地区片综合地价评估方法。但在2005年国土资源部征地区片综合地价评估技术规范中并不主张采用该方法。本文试图从叠加法的原理入手,结合征地区片综合地价评估实践,研究叠加法在征地区片综合地价评估中的应用问题。研究表明,若能合理处理相关问题,叠加法是目前条件下征地区片综合地价评估中一种较为理想的方法。  相似文献
