In the UK, the Standard Assessment Procedure (SAP) is used to rate the energy performance of existing dwellings whenever they are let or sold. This study investigates which of the inputs to SAP account for the most variance in energy rating across existing gas central heated houses in England. Data from the English Housing Survey (EHS) 2009 are used to generate a representative set of dwellings and variance-based global sensitivity analysis is then applied to assess each input's contribution to the variance in the calculated ratings. It is demonstrated that heating system efficiency, external wall U-value and dwelling geometry account for 75% of the variance of the energy rating of gas central heated houses in England. This suggests that improving heating system efficiencies and wall U-values of the worst performing dwellings will go a long way towards improving their energy rating and potentially reducing their energy consumption. It is also demonstrated that dwelling geometry has a much bigger influence on the calculated carbon emissions (accounting for 80% of the variance) than it does on the SAP energy rating (accounting for 30%), meaning that significant improvements in energy rating might not be accompanied by significant reductions in carbon emissions. 相似文献

AbstractSavings have long been an essential source of funding for credit. Whether in Europe, North America, Africa, Asia or Latin America, community-based financial institutions have relied on deposits to make financial services accessible to moderate-income borrowers. Despite the foundational role savings and loans have had in financial sector development, emerging markets have largely overlooked the important role these institutions can have in providing shelter credit in their own contexts. Savings and Credit Cooperative Organisations (SACCOs) in the Republic of Kenya illustrate the potential model for deposit-based lending to deliver housing finance for many of the country’s underserved prospective borrowers. This study draws upon the experiences of several savings and loan associations in the industrialized world with applications towards improving the Kenyan SACCO model that provides the most extensive credit union loans on the African continent. The article concludes community finance institutions merit strong consideration towards helping overcome the housing finance sector underdevelopment too often experienced in the developing world. 相似文献

Investigating differential treatment in rental housing markets is important to ensure that renters are not discriminated against based on their personal characteristics. However, little Australian research has focused systematically on this question. This paper reports the results of a study that used paired tests to estimate the extent of differential treatment of Anglo, Indian, and Muslim Middle Eastern renters in the Sydney metropolitan housing market. We find statistically significant differences in treatment on several measures, including the likelihood an agent will offer an individual appointment, will provide additional information about other housing, will provide additional information about completing the application form, and will contact a prospective renter after an inspection. 相似文献

The built environment is a key target of decarbonization policies. However, such policies often have a narrow objective and narrow focus, resulting in ‘policy-resistance’ and unintended consequences. The literature attributes these unintended consequences to a narrow financial focus, adverse incentives, and inadequate handling of knowledge, skills, communication and feedback gaps, but it provides little advice on how these complex interactions can be captured. This paper illustrates the development and application of an integrated approach to address these complex interactions with regard to housing performance, energy, communal spaces and wellbeing. In particular, it explores the dynamics created by these relationships with simulation modelling in participatory settings, and with a diverse group of stakeholders. The simulation results suggest that monitoring is key to improve the performance of the housing stock besides energy efficiency; and investments in communal spaces positively affect the adoption of energy-efficiency measures and the wellbeing of residents. The evaluation results for participatory workshops show this approach was found useful by the stakeholders for supporting more integrated decision-making about housing. Those who have been convicted of crimes are subjected to a stigma that affects many aspects of their social lives. The “felon” label brings collateral consequences that make it difficult to obtain basic human needs, including housing. This study uses the audit method to examine the effects of race, gender, and criminal history on housing outcomes. Testers, exhibiting characteristics suggestive of race and gender and disclosing one of three offenses, placed phone calls to rental property owners across the Midwest to inquire about renting a property. We found powerful negative effects for those with a criminal record seeking apartments, regardless of whether the offense was sexual or drug-related. However, we found no differences between minority and non-minority testers. We explain these findings in the context of housing as an essential resource for formerly incarcerated individuals. 相似文献

Is the common pressure group and media refrain that ‘we are all two pay cheques away from homelessness’ justified by the evidence? Drawing on multivariate analysis of two cross-sectional datasets (the ‘Scottish Household Survey’ and the UK-wide ‘Poverty and Social Exclusion’) Survey and one longitudinal data-set (the ‘British Cohort Study 1970’), this paper provides a systematic account of the social distribution of homelessness in the UK. Informed by a critical realist explanatory framework, our analysis underlines the centrality of poverty, especially childhood poverty, to the generation of homelessness, while also demonstrating the impact of broader labour and housing market contexts, and certain demographic, personal and social support characteristics. These findings reinforce the moral imperative for policy action on homelessness, while at the same time signalling opportunities to target preventative interventions on high risk groups. 相似文献
