This paper examines the long-term impact of structural features and physical amenities on the residential satisfaction of renters in multifamily housing. A cumulative logit analysis of 7,206 rented multifamily units in the 2005 American Housing Survey indicates that features creating separated space (additional room, bathroom, garage/carport, or balcony/patio) were associated with significantly higher satisfaction, even when holding total unit area constant. Conversely, violation of space separation by noise intrusion through walls, floors, or ceilings created dramatically negative effects. Other amenities such as a fireplace, disposal, or dishwasher had no statistically significant impact. Tracking a cohort of 5,170 rented multifamily units from 1997 to 2005 revealed somewhat similar effects on the satisfaction trajectory of residents during this period. More bathrooms, bedrooms, and other rooms, as well as the presence of a balcony/patio were associated with satisfaction improvements. Analyzing cohort units undergoing modifications during the tracking period revealed that the addition of a bathroom or central air conditioning had the clearest impact on satisfaction, followed by the addition of a balcony/patio, other room, dishwasher, or garage/carport. 相似文献
In these times of global change, many facility emphases are competing for limited resources. Competing factors include, but are not limited to, sustainable design or green buildings; security, hardening or force protection; accessibility; historic preservation; aesthetics; and functionality. Yet, unlimited resources are seldom, if ever, available to fulfill all of these competing requirements in private or public construction. This article estimates workplace injury costs in the U.S. These costs have been studied in less detail than most injury costs. Our methods, which mostly use regularly published data, produce order-of-magnitude estimates. Overall, workplace injuries cost the U.S. an estimated $140 billion annually. This estimate includes $17 billion in medical and emergency services, $60 billion in lost productivity, $5 billion in insurance costs, and $62 billion in lost quality of life. One sixth of the societal costs result from the 3% of workplace injuries in motor vehicle crashes. Motor vehicle costs per injury are almost 6 times the workplace injury average. 相似文献
The number of slash bundlers and the volume of slash bundling have been rapidly increasing during the last few years in Finland. However, no comprehensive time or follow-up studies have been carried out on slash bundling technology in Finland or in any other country. Metsäteho Oy carried out studies on the productivity and costs of slash bundling in different Nordic recovering conditions. The study methods included both time and follow-up studies. Data were collected during the summer and winter period primarily in Norway spruce (Picea abies L. Karst.) dominated clear cutting sites. The bundling techniques performed by different types of bundler (Fiberpac 370, Timberjack 1490D, Pika RS 2000, Valmet WoodPac) were studied.
The average productivity of slash bundling was 18.1 bundles per operating (E15, including delays shorter than 15 min) hour with the Timberjack 1490D and Fiberpac 370 bundlers in the follow-up study. The operator of the slash bundler had the greatest effect on the productivity of bundling. The prerequisite for increased bundling volumes is a reduction in the costs of the most expensive sub-stage of the bundling supply chain, i.e. bundling itself. This requires improved recovery conditions at bundling sites, increased bundling productivity, larger sized bundles, and the execution of bundling operations in two work shifts using an efficient bundler and effective operator working methods. Implementation of these development measures will bring the bundling supply chain up to a speed that makes it the most competitive supply chain for forest chips in terms of total supply costs for long-distance transportation distances of more than 60 km. 相似文献
Benchmarking is a technique derived for management purposes, intended to identify outliers in any population as possible problems for resolution. Several regulatory agencies have tried to use benchmarking to define the degree of inefficiency of regulated companies, by reference to some target or frontier. This paper identifies the main problem inherent in trying to adapt a management technique to a regulatory purpose – namely that it requires the exercise of subjective judgements. The resulting lack of predictability and objectivity is not conducive to the provision of efficient regulatory incentives.This paper explains where subjective judgement enters into regulatory applications of benchmarking, which is not always apparent. The choice of model and selection of data sets are two obvious areas, but the main problem arises over the assumption that any costs not explained by the model must be due to inefficiency. Such assumptions are simply unsupported by evidence and lead to cost targets (or cost reduction targets defined over several years) that are little better than subjective guesses. There are other, superior ways to set cost reduction targets, based on long-term trends in total factor productivity for the regulated sector, which are used in the US and in other countries. However, some regulators feel obliged to use benchmarking and the paper concludes with recommendations as to how benchmarking should support further and more objective investigations into the costs of regulated utilities. 相似文献
After reviewing the uses of ozone in the preparation of drinking water, high purity water for Pharmaceuticals industries, and swimming pools throughout Belgium, a discussion of technological developments made at the Tailfer plant (serving Brussels) concerning the uses of ozone is presented. These subjects include analytical and monitoring techniques developed for ozone, procedures for ozone contacting employed at this plant, treatment of ozone contactor off–gases, and the use of oxygen–enriched process gas to produce supplemental amounts of ozone required periodically. The population of health care costs is typically skewed, heteroscedastic, and may include zero costs. Without proper accounting for these special distributional features, resulting prediction may be biased, and wrong inferences about the distribution of patients’ health care costs may be made. Welsh and Zhou [A.H. Welsh, X.H. Zhou, Estimating the retransformed mean in a heteroscedastic two-part model, J. Stat. Plan. Inference 136 (2006) 860–881] proposed a semi-parametric regression model, which addressed these special features. In this paper we developed a software program to implement this statistical method, which would provide better prediction of health care costs for clinical researchers.
Our program computed two mean estimators, their asymptotical standard deviation, confidence interval, and optional bootstrap confidence interval. Our program included user-friendly interactive mode and more efficient and flexible batch mode. It was written in free statistical computing language R and could be run on a wide variety of platforms. 相似文献
