摘    要:市场比较法是目前房地产估价中常用的三大估价方法之一 ,它以正常的市场交易价格为基础 ,通过将待估房地产与实例房地产的比较来求取待估房地产的价格 ,因此 ,评估出的价格更具说服力 .但在实际操作中 ,待估房地产与实例房地产的因素比较时常用的定性法和打分法带有很大的随意性和主观性 ,不够科学公正 .本文试图在市场比较法中引入层次分析(AHP)法打分 ,来解决这一难题 ,以期进一步完善市场比较法在房地产估价中的应用 .

Abstract:At present, the market comparison approach is one of the three appraise approaches in real estate appraising. Based on the normal market prices of the trade, the prices of the real estate which should be appraised are obtained by comparing the real estate which should be appraised with that of the living example real estate. Thus, the appraised prices are credible. In fact, the factors contrasting the real estate which should be appraised and the living example real estate are usually used by the quantitative and mark approcaches which have greater randomcity and subjectivity. In order to solve the above problems, the authors have applied the analytical hierarchy process to the market comparison approaches to obtain marks so as to increase the improvement on the market comparison approach in real estate appraising.
