| 摘 要： | 从土地定级的技术路线出发 ,指出了多因素综合评定法的关键步骤 ,分析了因素选取的差异性原则对定级估价工作带来的影响 ,提出了以全要素原则取代差异性原则的建议 ,给出了重要要素缺失条件下开展定级工作的指导 ,对合理确定城市土地级别和评估城市基准地价具有很大意义

| Abstract: | The study on the large influential rule of factor choosing in land grading pointed out the key steps of the multi-factor comprehensive appraisal method. It conducted an analysis of the influence exerted by the difference principle in the selection of the factors over the land grading and evaluation, recommended the all-factors principle in place of the difference principles and offered guidelines to the grading work in absence of the significant factors. Therefore it is of a great significance to the reasonable determination of the urban land grade and basic price of urban land. |
