全球价值链视角下的中国房地产业发展与国家战略

公司的价值创造过程由基础性活动和支持性活动两部分组成,连接研发、生产、销售及回收利用等各个环节,构成完整的价值增值链条。处于链条的不同阶段,产业创造的附加值不同。房地产业附加值不高,只涉及价值的分配,在国家崛起战略实施中,应加强整体设计。从六个方面提出了措施,以期解决城市化进程中的结构性矛盾,实现房价的合理回归,促进工业化、信息化产业升级和国家崛起战略的实现。

The Development and National Strategy of Real Estate Industry under the Visual Angle of Global Value Chain

The process of company value creation contains fundamental activities and supportive activities,which connects links of research and development,production,sales and recycling and so on,and it forms the complete value chain of added value.In the different stages of the chain,the added value is different.The added value of the real estate industry is low,and it only involves the value distribution,so government should strengthen the overall strategic design in the implementation of rise of nations.This paper puts forward measures from six aspects to solve the structural problems in the process of urbanization contradiction,then realizes the reasonable housing price and promotes the upgrading of industrialization and information industry,and realizes the national rise strategy.
