重庆轨道交通地下空间商业综合开发研究

以重庆市轨道交通地下空间综合开发为对象,通过对比分析国内外城市轨道交通地下空间商业运营的差距,以差异化理论为指导,提出了重庆市轨道交通地下空间商业利用的发展模式:即结合重庆已运营的1、2、3、6号线轨道站点实际情况按照商业运营特点进行整体化分类;给出了交通枢纽站、核心商务站、居民住宅站、创智产业站、文化旅游站等五类不同站点地下空间的商业业态布局。最后,结合重庆轨道交通地下空间综合开发经营情况,针对连锁经营、自营、租赁经营、合资经营、委托经营五种地下空间商业经营模式进行了系统化分析及阐述,为重庆市轨道交通地下空间的综合开发利用提供了很好的决策参考。

Research on the Comprehensive Commercial Development for Underground Space of Chongqing Rail Transit

Based on the comprehensive development of underground space of rail transit in Chongqing city, which is taken as the research object, through comparative analysis of the gap in commercial operation of underground space of track traffic in domestic and foreign cities, taking the difference theory as the instruction, this paper proposes a development mode for commercial use of the underground space of track traffic in Chongqing city: according to the rail stations’ actual situation of the subway line, such as the line 1, line 2, line 3 and line 6 of the Chongqing subway, which have been in operation, the paper classified the station sites based on their business characteristics and proposed the overall arrangement of business pattern for five different types of sites in underground space, such as traffic hub station, the core business station, residential station, creative industrial station, cultural tourism station. Finally, combined with the comprehensive development and operation of underground space of Chongqing rail transit, this paper analyzed and elaborated commercial business mode of underground space systematically, aiming at five kinds of business mode, such as the chain management, self-management, leasing, joint venture and entrusted operation, which provided a good reference for the decision-making of the comprehensive development and utilization of underground space in Chongqing City rail transit.
