城市轨道交通地下商业空间经营管理模式研究

摘    要:城市轨道交通地下商业空间的经营管理,可产生良好经济及社会效益,实现城市轨道交通的可持续发展。因此,开展城市轨道交通地下商业空间经营管理模式研究具有很强的社会和经济意义。本文从类别、收入、面积、业态四个方面介绍了国内外不同城市轨道交通地下商业空间的概况,并从内涵、优缺点等方面分析了城市轨道交通地下空间的开发模式、建设融资模式和经营模式。指出目前经营管理中存在的主要问题,包括法律法规不健全、被动开发、建设融资模式和经营模式有待创新等。并建议进一步完善相关法律法规,变被动开发为主动开发,在既有建设融资模式和经营模式中不断创新。

Abstract:The management of urban rail transit underground commercial space can give great social and economic benefits, and realize sustainable development of urban rail transit. So, it has great social and economic benefit to research the management of urban rail transit underground commercial space. This paper gives a presentation on development of urban rail transit underground commercial space at home and abroad from four aspects as the class, income, area and format. Then, it also analyses the development model, construction financing model and management model of urban rail transit underground commercial space from the view point of connotation, advantages and disadvantages. At last, the paper puts forward current management issues and the corresponding recommendations of the management of urban rail transit underground commercial space. The main problems in management are imperfect law and rules, passive development, backward construction financing models and management model. According to the problems, it is advised that relevant laws and regulations should be perfected, development model be active, and construction financing models and business model be innovated.
