| 摘 要： | 土地的有偿使用对城市的发展产生了很大的影响。本文利用“八五”、“九五”期间广州市老八区655个楼盘以及2000年的部分楼盘进行研究,重点分析近10年来的商品房价格变化的空间特点,认为影响房地产价格的因素包括区位因素、政策因素、市场供需、人文环境等。并进一步分析了房地产价格对城市空间的影响:促进城市建设用地的扩展,刺激城市产业空间的转变,影响城市垂直高度的变化和促进城市内部产业土地利用的优化。

| Abstract: | Based on the data in the statistic year-books and related references, this paper researchesthe spatial distribution of Guangzhou real estate interms of price in the last decade. It finds that thefactors which have effect on the price of the real es-tate including location, policies, demand-supply andliving environment. At last it concludes that the pricesinfluence on the city spatial structure includes urbanexpansion, relocation of urban industries, intensifica-tion of urban development and optimizing the landuse pattern. |
