| 摘 要： | 从舒适性、环境负荷、安全性、方便性方面阐述了智能化系统是现代住宅不可缺少的功能需求，分析了智能化小区的形成和发展，指出了智能化系统是智能小区实现的必要条件，要从以人为本、标准规范、人才培养等方面提高小区智能化技术，以达到全面提升住宅水平的目的。
