基于 LCA 的长租公寓项目成本管控研究

摘    要:目前我国频频推出租赁住房利好政策,同时市场对租赁住房的需求也不断扩增。因此,长租公寓作为主要的租赁业态受到各类企业的青睐,但由于其盈利模式单一、资金投入大、投资回收期长导致其处于亏损状态,因而合理的成本管控对于长租公寓开发具有重要的作用。以房地产企业主导参与长租公寓项目为例,在梳理了其开发模式的基础上,从全生命周期成本控制模式出发,运用生命周期法具体分析了长租公寓全生命周期阶段划分及各阶段成本管控的重点环节和关键节点,从而进一步识别出成本管控的具体内容。结合 J 房企参与西陈项目的实际案例,总结了其成本管控的成功经验。并提出成本管控的重点方向和举措,以期为企业在长租公寓领域提高盈利、开拓市场提供借鉴

Abstract:At present,the favorable policies for rental housing are frequently proposed in China,and the demand for renting is alsoincreasing. Therefore,as a main lease form,long-term rental apartment has been attracted by several companies. But the long-termrental apartment suffers from serious loss because of its single profit pattern,large capital investments and long payback periods.Reasonable cost control plays an important role in the development of long-term rental apartment. This study takes a real estateenterprise that participates in the long-term rental apartment as an example. On the basis of combing its development mode and theperspective of whole life cycle cost control mode,Life Cycle Analysis(LCA)is used to analyze the key linkages and critical nodesof the division of whole life cycle phase,then detailed cost content is identified. Subsequently, the key directions and measures forfuture development are proposed for the case of Xi Chen Project,which provides references for enterprises to obtain profits anddevelop market sharing in the field of long-term rental apartment.
