装配式住宅发展的制约因素研究——基于主成分分析法

装配式住宅的兴起促进了我国建筑业的转型升级，然而我国装配式住宅在发展过程中还存在设计标准不规范、成本偏高以及政策不完善等问题。立足于开发商角度，探讨装配式住宅发展的影响因子。通过文献回顾确定了 23 个影响装配式住宅发展的主要指标。对收集到的样本集进行分析，运用主成分分析法进行降维，将 23 个影响指标归为 6 个主成分，并且运用多元逐步回归对 6 个主成分进行剔除，得出政策与法规是装配式住宅发展最大的制约因素并给予相应的对策分析。

Investigating the Restriction Factors of Prefabricated HousingDevelopment ——A Study Based on Principal Component Analysis

The development of prefabricated housing has promoted the transformation and upgrading of China’s constructionindustry. However，some problems emerge in the process of development，such as the standard of design，the high cost and theineffective policy. Based on the perspective of developer，this paper investigates factors that affect the development of prefabricatedhousing. Through literature review，23 main factors affecting the development of prefabricated housing were identified. Then thecollected sample set was analyzed，and principal component analysis method was used to reduce the dimension. As a result, 23influence indexes were classified into 6 principal components. Then, multivariate stepwise regression was used to eliminate 6principal components. The results show that policies and regulations is one of the most important factors restricting the developmentof prefabricated housing. Finally, this study provides corresponding countermeasures.
