| 摘 要： | 从居民住房选择行为微观视角研究郊区新城的人口吸引策略.运用叙述性偏好法设计虚拟住房选择行为调查,探索上海居民居住偏好特征,构建离散选择模型,基于支付意愿(WTP)解释各因素对居住偏好影响程度的差异.在此基础上,应用该模型结果模拟评估人口吸引力引导策略的有效性,针对市域各圈层提出居住吸引力评价与规划建议,并具体到各个新城评估现状发展情况,并提出差异化改善策略,为引导人口空间分布的研究提供一种行为视角的新的思路.

| Abstract: | Population attraction strategy of suburban new towns based on residential preference can be effective.The research surveyshousing choice behaviors and explores residential preferences in Shanghai.The results could be used to build discrete choice model.Based on willingness to pay (WTP) method with discrete choice model,the paper explains the influence of each factor on housing preference.The application of the model,which includes the evaluation of each city circle and new towns in residential attractiveness,could be used to simulate and assess the validity of people attraction strategies.The paper provides a new idea for guiding population spatial distribution from behavioral perspectives. |
