基于主成分分析的房地产投资驱动力研究

摘    要:从经济、社会、政策机制3个层面提取了影响房地产开发的驱动因素,以全国31个省份作为研究区域进行主成分回归分析,建立驱动力模型,分析驱动力影响度。结果表明,我国房地产投资的三大驱动力分别为经济发展与投资政策、城市与人口发展,以及土地调控政策,并从经济增长方式、房地产需求以及宏观调控政策3个角度对房地产投资提出建设性建议。

Analysis on Driving Forces of Investment in Real Estate Based on Principal Component

Abstract:The driving factors which influence the development of real estate were extracted from three aspects : economic mechanism, social mechanism , and administrative mechanism .And they were analyzed empirically from 31 provinces in China;then the driving model was established .The effect of driving force was determined with the method of principal component analy -sis and multiple regressions .The results show that three major driving forces of real estate investment in china are economic de -velopment and investment policy , city and population development , and land policy.At last, constructive suggestions are pro-posed on the real estate investment from the three angles which are the mode of economic growth , demand of real estate and macro-control policy .
