基于灰色关联度模型的房地产上市公司业绩评价

摘    要:针对房地产上市公司业绩评价方面的不足,提出了运用灰色关联度模型评价房地产上市公司业绩.运用方差分析方法筛选确定了与房地产上市公司相关的总资产报酬率、净资产收益率、存货周转率、产权比率、主营业务收入增长率和净利润增长率等6个指标.通过研究发现,房地产上市公司的整体业绩良好,但是各个公司在业绩评价的不同财务指标上存在着差异,这些差异最终为投资者、经营者、国家管理部门以及其他利益相关者提供相应的参考.

Abstract:In view of the performance evaluation about real estate listed corporations,the gray relevance model use to evaluate performance of real estate listed corporations was proposed.The method of One-Way ANOVA was adopted to filter six indexes: the total assets of return,net asset yield,inventory turnover rate,equity ratios,main business revenue growth,net profit growth.The research found that the whole real estate listed corporations with good performance,but each company is different in evaluating finance indexes.These differences offer a reference to improve the performance statuses for investors,operators,country′s management part and so on.
