| 摘 要： | 建设项目的运营费用是建筑物全生命周期费用的一个重要组成部分,对于它的估算理论和方法的研究可为决策设计阶段的方案评价、优选提供参考。本文根据已建类似工程的运营费用数据,统计出运营费用中关键要素的费用和个数以及在总运营费用中的比重,然后通过建立一个简单、有效的估算模型,即可估算出拟建项目每年的运营费用。

| Abstract: | The operation cost is the main part of the life cycle cost of construction project.The estimating of running cost provides the reference for project praising and choice in the design and decision-making phases.Based on collecting and analyzing reliable and consistent data on running costs of the finished buildings,the paper draws on the principles of cost-significance and the cost model factor(the ratio of the cost of the cost-significant items to the total cost) to put forward a simple and effective model of operating costs.The model can estimate the running cost every year of the new construction. |
