当前砖混商品住宅平面设计中的若干问题

住宅商品化使人们对住宅设计提出了更严格的要求，通过对商品住宅实例的分析，对当前某些商品住宅平面设计中存在的若干问题，在保持格局基本不变、分户建筑面积不增加的前提下，提出了相应的修改措施。认为商品住宅平面设计中应注意以下问题：⑴保持合适的厅、宏比例，根据不同面积标准合理安排，使各种空间大小适度，方便使用；⑵注重卫生间的功能划分与位置；⑶阳台面积、长度恰当，保障居室良好采光与私密性；⑷注重内部空间的灵活性及充分利用，避免不必要的过道、暗厅；⑸减少户间视线干扰。提出只要着力改善户型内面空间布局，使房型优化，以同样的面积就能做到居住功能更加完善，使用更加方便舒适。

Opinions on the current plan design of housing with masonry structure

House marketing makes the design of houses meet the stricted requirements of the public. By the analysis of an example of marketable housing, some issues existing in the current plane design, are addressed by measures presented under the conditions of keeping the general space allocation unchanged and not increasing the housing area for each division. This paper holds such arguments in the plan design as follow:(1)keeping a proper proportion between the halls and rooms for convenience in accordance with various housing area standards; (2)highlighting the function and space allocation of the lavotery; (3)keeping a sound area and length of the balcony to supply better natural lighting and privacy; (4) paying more attention to the full usefulness and flexibility of interior space to avoid unnecessary galleries and dark rooms; (5) reducing the eyesight disturbance from other apartments. By improving the allocation of the interior space of the apartments and optimizing the plan design, a more convenient and comfortable residence can be achieved without any change of the housing area.
