摘    要:本文分析了农用地价格评估的重要性,简要介绍剩余法的基本概念以及公式,并以河北省海兴县为例,简要探讨剩余法在土地征收中农用地估价的应用,在此基础上与现有收入水平下得到的征地补偿价相比较。实例研究证明,在征地补偿价格测算中运用剩余法不仅可以避免补偿价格偏低的现象,而且与基准地价有效的衔接起来,确保了城市周边地区征地价格与城市基准地价的连贯性。

Abstract:This paper analyzes the importance of evaluating the agricultural land requisition, explains the concept of Surplus Method and its formula, and discusses the application of the Surplus Method in evaluating the agricultural land requisition in Haixing County, Hebei Province, and compares the land compensation prices with the present income level. The results show that it can not only avoid the lower price in agricultural land requisition by using the Surplus Method, but also be linked up with the base land price, ensuring the continuity between the land price in suburban and urban land price.
