摘    要:城市规划与房地产开发是相互影响的伴生关系,规划管控和引导着房地产开发,房地产开发是城市规划战略的具体实践环节。本文将在探讨城市规划与房地产开发互动关系的基础上,分析随着我国房地产供给商品化和市场化发展及开发投资规模的日益扩大,房地产开发活动与城市规划表现出在空间利用和经济资源的优化配置等方面的不协调性,指出我国城市规划理念的落后是导致城市规划与房地产开发的矛盾的主要原因,进而提出在市场经济机制导向下和新时代城市规划思潮理论发展趋势的影响下,协调两者关系的可持续发展措施。


The Coordination Study of City Planning & Real Estate Exploitage
Abstract:With the Chinese real estate industry reformed and market supplying system was built, the real estate exploitage produces more and more effect in city planning and building. The article mainly explores the relationship between real estate exploitage and city planning, poses the problems existing in Chinese real estate developing, such as the space utilization irrational and uneconomical, points out in the market economic system and new plan theory trend, city planning should strengthen management and contingency function, enhance the masses participation, give serve to real estate exploitage.
