模块化时代的住宅产业变革

当前中国住宅产业成为一个热门的议题,继信息技术产业之后受到模块化深刻影响的住宅产业部门,如何从中获得借鉴,可从三个层面界定住宅产业模块化的内涵,分析住宅产品模块的种类,研究得出模块化推动住宅生产组织方式变革的根本表现是促使住宅部品部件企业分层,而且住宅部品部件模块集成供应商面临整合生产、系统开发模块产品、控制部品部件企业及开拓市场等能力要求,并将由此改变住宅部品部件产业的市场结构与竞争状态。住宅产业的模块化发展没有产生绝对的受益者或受损者,围绕3个主体从6个方面探讨了模块化的实施效果。

INNOVATION OF HOUSING INDUSTRY IN AN ERA OF MODULARIZATION

In today's China, housing industry is a popular topic. It has been heatedly discussed how can housing industry follow the macro status, how to realize the modernization of housing industry and how to learn from those housing industry departments deeply affected by the idea of modularization. This article explains the meaning of modularization of housing industry from three aspects, analyzes different types of housing modules. The research result is that in order to push forward the innovation of manufacturing method of housing industry through modularization, it is necessary to further divide manufacturing units of housing accessories and parts and to integrate manufacturing, developing, controlling, marketing departments of housing module suppliers so as to change the market structure and the competition status of housing module industry. The modularization of housing industry will not produce any absolute victims or beneficiaries. This article discusses the actual effects of modularization of housing industry from six aspects.
