摘    要:房地产行业的快速发展催生了社会对房产价格进行高效率、低成本、规范合理评估的需求。该文通过对房产特征、市场行情变化等因素进行多元回归分析,建立了房产初始价格批量评估模型和房产价格批量更新模型,并在此基础上设计了房产价格评估系统。该系统可对各个时期的房产价格进行批量快速评估,实时反映不同区域内房产的价格走势,实现了房产评估效率和公平的统一,在应用中得到了较好的效益。

Abstract:The fast growth of real estate industry demands standardization, high efficiency, and low cost in appraisal of real estate. This paper proposes a mass appraisal model for the initial asking price and a mass price update model for real estate, through a multivariate regression analysis of variables such as real estate property features and the supply and demand in the market, based on which a mass real estate appraisal system is developed. The system gives mass appraisal of real estate in any period rapidly, reflects the trend of the real estate prices in different regions on time, achieves the unification in efficiency and fair on real estate evaluation, and has brought lots of benefits in applications.
