| 摘 要： | 对我国地价评估方法发展回顾及土地市场发育对地价评估方法影响分析的基础上，参照市场经济发达国家或地区的地价评估方法，认为我国地价评估方法体系将由间接的地价评估向直接的地价评估，由分类基准地价评估向分区基准地价和标准宗地地价评估方向发展。

| Abstract: | This paper reviews the development of land evaluation methods in China and analyses influences of the land market. After studying land evaluation methods in developed market economy countries and regions, the researchers believe that China's land evaluation system will change from classified land price evaluation to region\|based reference price evaluation and standard plot price evaluation. |
