北京市住宅室内空间改造案例研究

20世纪90年代建造的老旧住宅正在逐步进入功能老化期,对其室内空间进行改造和更新成为迫切需要。通过对北京市三个建造于20世纪90年代的普通住宅进行入户测量和访谈,该文在描述普通住宅室内空间改造过程的基础上,分析住宅室内空间改造的影响因素,评价其改造后的使用效果,总结其改造的方法和材料,以了解老旧住宅室内空间的特点和住户在改造中关注的主要问题并提出应对措施,对老旧住宅室内空间改造提供帮助,使其经过合理改造能够更好地适应家庭生命周期的变化和现代生活的进步,同时使新住宅关于室内灵活可变空间的设计有所借鉴。

Research on Cases of Residential Space Change in Beijing

It becomes more and more urgent for changing and updating the residential interior space as the old house which built in 1990s is coming into functional decline gradually. By field researching and interviewing three ordinary houses which built in 1990s in Beijing, we analyze the influencing factors of residential spatial change, evaluate effect of the changed space and summarize the measures and material in the entire process of changing space. After understanding the feature of old residential interior space and attention to change space of dwellers, this research will help transform old houses into better residential space for modern life and provide a reference in residential design in the future.
