根据城市住宅类房地产建设项目的特点,在总结该类项目环境影响评价经验的基础上,从外部环境对建设项目影响与项目内部影响的角度提出了评价要点.外部环境对评价项目的影响,评价标准的变化、项目地块土壤是否适合居住区要求、外部大气污染源和噪声源对项目影响是重点;项目内部影响应重点注意项目自身产生噪声和振动设施的影响.针对不同的评价要点,提出了环境监测与评价中应注意的问题.

Preliminary Study on the Environmental Assessment of Urban Residential Real Estate Construction Projects

According to the characteristics of urban residential real estate construction projects, this article puts forward the major points of assessment from two aspects-the impacts of the external and internal environments on the basis of summarizing the experience of the environmental impact assessments of the project. The major points of the external environ- mental impacts include the variations of assessment standard, the environmental feasibility of the soil quality and the external sources of atmospheric and noisy pollution. The major points of the internal environmental impacts go as follows： the noise and vibration of the supporting facilities of the project itself. Attention should be paid to the problems in the environmental monitoring and assessment in accordance with the different major points Of assessment.
