摘    要:随着青岛城市建设的快速发展,旧城改造加速,一些城市多年的烂尾楼将逐个被解决.相应的如何解决在已建密集建筑群内进行施工管理的矛盾,就成了项目建设开发亟待解决的问题.由于新开发的项目在已成气候的中心商务区,项目施工将会受到很大的外部条件的限制,面临诸如:邻近建筑保护;地下室开挖的基坑边坡的安全问题;进出现场的土石方、建筑材料的管制;场地狭小布置临时设施及办公、宿舍困难;昼夜施工的扬尘、噪声扰民等等复杂环境.施工项目前期规划与预控制是在复杂环境下解决各种矛盾的重要方法.

Abstract:With the fast development of Qingdao urban construction, the urban redevelopment quickens up and some years old and rotten poops will be reconstructed in the city. How to solve the contradictions about the construction management in the crowded architectural complex is an urgent problem in the project construction development. Because of the newlydeveloped projects are in the grown-up CBD, the construction will be strictly restricted by the external conditions. There are so many mixed environments, such as, the protection of neighboring buildings, the safety of cellar ditch side slope construction, the control of earth and stone or building materials to enter or leave, the difficulty of casual offices and lodging houses on the narrow site and the particle and voice pollution on citizens because of round- the-clock construction. The pre-planning and pre-control of the construction projects are important means to resolve every type of contradiction under mixed environments. This article takes some international building in Qingdao as an example so that we can resolve the contradictions concerned.
