国内外REITs模式比较研究

摘    要:我国已形成初具规模的"类REITs"市场,但我国类REITs与国际上成熟REITs尚有一定差距,需在借鉴国际发展经验的基础上,培育具有中国特色的REITs市场。总结国内外REITs发展历程,对国内外REITs进行比较分析,并就我国发展REITs提出建议,以期为REITs在我国的发展提供参考。

Abstract:REITs already has formed nascent Quasi-REITs market in China. However,a gap still exits between our Quasi-REITs market and mature REITs overseas. It is necessary to cultivate the REITs market with Chinese characteristics on the basis of drawing lessons from international development experience. This paper summarizes the development process of REITs at home and abroad,makes a comparative analysis of REITs at home and abroad,and puts forward some suggestions on the development of REITs in China,in order to provide reference for the development of REITs in China.
