我国房地产市场中政府调控的效应分析

文章从土地出让管理、房地产信贷管理、房地产税收政策和住房保障政策这四个方面，对政府调控对房地产市场的影响进行了效应分析，并就政府调控对社会福利的影响和政府调控效应产生的原因进行了探讨和阐释，以期通过理论和实证的研究，为规范政府条调控制行为、促进房地产市场健康发展和提高居民生活条件提供一种科学思路。

Analysis on the Effect of the Government Regulation and Control over the Real Estate Market

The paper analyzes on the effect of the government regulation and control over the real estate market from the aspects of land-sell management,real estate credit management,real estate tax policy and housing guarantee policy.And also,the influence on social welfare and the reasons of the arising effects caused by the government regulation and control has been probed and illustrated.Thus,a scientific train of thought is available to normalize the act of government regulation and control,to improve the healthy growth of the real estate market,and to upgrade the living standard of residents through the theoretic and empirical study.
