基于高层建筑管控的南京老城空间形态优化

1990年代以来,南京老城历史风貌与高层建筑建设的矛盾日渐突出。本文系统剖析了南京作为一个历史名城的形态艺术特色,研究了高层建筑对于城市发展的优缺点以及相关的历史风貌、文化、地价、可达性、改造潜力和城市景观等六个方面的影响因子;针对南京老城未来的保护改造目标提出了高层建筑建设优化调整策略;同时,基于城市设计三维建模和GIS技术,建立了一个开放性的数字化形态分析研究平台并提出了具体的改造优化建议和方案。

OPTIMIZATION OF THE SPATIAL FORM FOR NANJING OLD AREA BASED ON THE GUIDANCE AND MANAGEMENT OF HIGH-RISE BUILDINGS

The contradiction between Nanjing oldarea and the construction of the high-rise buildings isbecoming more evident since 1990s. This paper iden-tifies the article and morphological features of Nanjingas one of the most well known historic towns, andestablished an analytical framework for the strongand week point of high-rise buildings on urbanconstruction. By the analysis of six major influentialelements including historic appearance, culture, landprice, accessibility, potentials for renovation andtownscape, this paper puts forward improvementstrategy and proposals for the optimization, guid-ance and management of high-rise buildings in thefuture of Nanjing. Meanwhile, a digital analyticalmodel open to the construction management and con-cerned renovated schemes are set up based on theurban design 3d modeling and GIS support.
