摘    要:运用投入产出理论,以广东投入产出表为依据,通过对房地产业的关联效应及波及效应的实证分析,考察了广东房地产业与相关产业间的系统关联性,并提出房地产业通过前向、后向、侧向三种波及路径对相关产业产生波及效应。基于此得出房地产业的产业关联特征,并提出房地产业与其相关产业的结构优化思路。

Abstract:Through the empirical analysis of the correlation effect and the ripple effect of real estate industry of Guangdong, which is based on the Input-Output theory and Guangdong's I-O table, this paper studies the systemic relevancy among real estate industry and its relevant industries and comes to the conclude that real estate industry influences its relevant industries through three ripple routes including forward, backward and side routes. Through analysis, the characters of real estate industry are found and then suggestions of optimizing the structure of real estate industry and other relevant industries are put forward.
