| 摘 要： | 2005年7月21日，人民币对美元汇率升值2％后，我国开始实行以市场供求为基础、参考一篮子货币调节、有管理的浮动汇率制度。升值对房地产市场价格的影响通过流动性渠道、财富渠道、预期渠道和货币渠道来传导。通过对国际经验的分析和借鉴，人民币升值对我国房地产市场是一把双刃剑，有利有弊。

| Abstract: | On July 21, the exchange rate of RMB to dollars was raised by 2%. The administered floating exchange rate system is practiced, which is founded on the supply and demand of the market, with reference to the package currency adjustment. The effect of appreciation on market price of estate is conducted through fluidity channel, wealth channel, anticipation channel,and currency channel. The appreciation of RMB is advantageous and adverse on the estate market via analysis of international finance. |
