摘    要:近几年来,国内兴起了商业房地产开发热,这些项目投资巨太,但是由于缺乏商业房地产开发的经验,开发出的项目没能发挥应有的效能,造成了人力和财力上的严重浪费。因此如何使用好建设资金,使所建商业项目产生良好的经济效益和社会效益,是摆在商业建设者和决策者面前的重要课题。解决好这个课题,对商业房地产进行后评价就显得格外重要。

Abstract:In the last few years, there has always been interesting in the development of commercial real estate in China, these project investments are huge, but as lack of experience in the commercial real estate development, the resultant items have not been able to provide the expectable efficiencies, and caused serious waste in manpower and financial resource. Therefore, how to uses the construction fund reasonably, and enable the maximum economic efficiency and social efficiency, is an important issue that constructors and policy-makers have to consider. It is much more important for the commercial real estate to be post-appraised.
