上市房地产公司资本结构影响因素实证研究

以上市房地产公司为研究对象,从理论上阐述公司规模、盈利能力、成长能力、偿债能力等内在条件以及政策调控等外在环境因素对资本结构的影响,并以其为自变量,构建截面回归模型,分析房地产上市公司资本结构影响因素和影响程度。在此基础上,提出加强关键财务指标管控、寻求盈利增长点、发展资本市场等优化上市房地产公司资本结构的政策建议。

Empirical Research on the Influencing Factors of Capital Structure of Real Estate Listed Companies

The paper takes real estate listed companies as the research object,theoretically analyzes the influences of internal conditions such as company size,profitability,growth ability,debt paying ability and so on,as well as the environmental factors named policy environment on the capital structure,builds cross-section regression model with them as independent variables,determines the influencing factors on capital structure of real estate listed companies and the influence degree. On the basis,proposes suggestions for optimizing the capital structure of real estate listed companies.
