基于GIS和BIM的房地产成本法估价研究

摘    要:传统的房地产成本法估价中存在着工作繁琐、受估价师影响较大的缺点。针对这些不足,将GIS和BIM技术引入成本法估价中:在房地分估的路径下,利用GIS对评估区域的土地市场价格进行评估;基于BIM对建筑重置成本和折旧进行精细化测算。最后以深圳市某办公楼为例论证本方法的合理性和有效性。

Research on Cost Approach for Real Estate Appraisal Based on GIS and BIM
Abstract:In traditional cost approach for real estate appraisal,the workload is heavy and the results tend to be affected by the appraisers’subjective opinions. To overcome these shortcomings,the paper introduces GIS and BIM technologies into the cost approach for real estate appraisal. With the path of dividing the cost of real estate into replacement cost of land and that of building,uses GIS to assess the replacement cost of land,and appraises replacement cost and depreciation of building precisely with BIM. Finally,takes an office building in Shenzhen as a case study,illustrates the method proposed in this paper is rational and effective.
