摘    要:20世纪90年代以来,城市土地开发与再开发逐渐成为中国城市发展的重要研究方向。为系统总结土地再开发研究现状,针对中国知网的中文核心、CSSCI、CSCD数据库,基于CiteSpace对国内城市土地再开发研究进行知识图谱分析。结果显示:①研究方法上,从量化分析到政治经济学和制度经济学的介入;②模式转型上,从“房地产化”到城市竞争力提升;③动力机制上,从房屋、地块开发动力到成片开发动力转变;④利益博弈上,从地方政府主导到多元利益主体合作转变。现有研究仍存在部分西方“舶来”理论在中国语境下的认识不够深刻、成片土地再开发的博弈关系及机制挖掘亟待深入、对地方政府在土地再开发中的角色认知的关注度不足等问题。未来土地再开发研究可关注以下方向:一是结合中国语境深化理论研究,二是深入挖掘土地再开发背后的空间生产机制,三是深化土地再开发的政府角色认知等。

Abstract:Urban land redevelopment has been an important topic of urban development research in China since the 1990s. Generally speaking, additional research on land redevelopment is necessary and there are no systematic reviews of this field. In this study, research on the Chinese National Knowledge Internet (CNKI), Chinese Social Sciences Citation Index (CSSCI) and Chinese Science Citation Database (CSCD) was reviewed. A knowledge map was generated in CiteSpace software. Meanwhile, research hotspots and trends were analysed. This provides a reference to follow-up research and practice regarding land redevelopment. The results demonstrate that (1) with respect to land redevelopment research methods, there has been a shift in research from the quantitative analysis of land-use forms to studies based on the perspectives of political and institutional economies. (2) Early studies on land redevelopment mainly involved real estate-oriented redevelopment, traffic-guided redevelopment, and so on. Subsequently, attention was focused on the improvement of urban vitality in land redevelopment. (3) Research on dynamic mechanisms of land redevelopment first focused on single houses or buildings. Subsequently, it gradually expanded to the redevelopment of single land types, districts and even overall urban redevelopment. (4) Studies on land redevelopment benefit games shifted focus from government domination to cooperation between multiple stakeholders. Nowadays, associated studies are paying greater attention to the fair and reasonable allocation of value-added income under the cooperation of multiple subjects. Existing studies still have some disadvantages: (1) There is still insufficient understanding of some western theories in the Chinese context. For example, land development rights in foreign countries refer to private land ownership, while in China they mainly characterize power. (2) The game relationship and mechanism of large-scale land redevelopment still need to be further explored. Existing studies are mainly concerned with single-ownership land. Mixed ownership, as well as game governance and the mechanism of large-scale redevelopment still need to be explored. (3) The role of local government in land redevelopment is not well understood. The urban development mode in China has entered into a transformation period of high-quality development, which has brought new problems and challenges. There is an urgent need to pay greater attention to land redevelopment. This also brings new challenges to studies of land redevelopment. In future, studies on land redevelopment should pay greater attention to matching theoretical methods to the objective development stages and characteristic systems used in China by reviewing detailed theoretical studies in the Chinese context. This not only provides an analysis and review of experiences in western countries but also summarises phenomena unique to China. To further explore the spatial production mechanism of land redevelopment, attention should be paid to power relations. Moreover, the operating mechanism of land redevelopment was explored in detail. The role of government in land redevelopment plans is becoming particularly critical. Future studies should further discuss the role of government in land redevelopment.
