中国房地产投资结构研究

摘    要:引言50年代以来,以库兹涅茨、钱纳里为首的西方经济学家对结构问题进行了长期不懈的研究。结果发现,近代经济发展的典型特征之一是整个结构的变革。一国经济发展是否成功,实际上是这个国家整个结构变革是否真正获得成功。中国房地产业经过近20年的发展已初具雏形。但从总体来看尚处于初级阶段。长期以来,产业发展主要依靠的是以数量的增长速度为中心的粗放型外延扩张。这种现象在1992、1993年达到极致(92、93年房地产开发投资增长率分别达到117%和165.9%),但这种增长是有限和非持续的。自1993年以后,…

Research on Investment Structure of Chinese Real Estate Industry
Abstract:Structure improvement is one of the most important motive force of the development of contemporary. It is a radical way to improve the interior structure of real estate industry so as to keep the sustainable development of this industry. In accordance with the purpose of improving the investment structure, this paper deeply examines the investment structure of Chinese real estate industry from three aspects: time - space, subject and use, which shows that the present situation is yet in the low level. And it also expounds the aims and the countermeasures of the investment structure improvement.
